Dan is de kans groot dat u als eigenaar\u00a0<strong>aansprakelijk<\/strong>\u00a0bent. Maar niet altijd. Hoe zit dat precies, en wanneer ontsnapt u aan die aansprakelijkheid?<\/p><h3><span style=\"color: #ee2e24;\"><strong>Wanneer (niet) aansprakelijk?<\/strong><\/span><\/h3><p>In theorie is de\u00a0<strong>eigenaar<\/strong>\u00a0van een gebouw altijd degene die aansprakelijk is voor de brandschade.<\/p><p>Toch zijn er twee\u00a0<strong>uitzonderingen<\/strong>\u00a0op deze regel:<\/p><ul><li class=\"even\">De brand werd veroorzaakt door een derde of door een defect toestel<\/li><li>Het gebouw wordt bewoond door huurders<\/li><\/ul><p>Het eerste is eigenlijk geen uitzondering, maar komt wel vaker voor. Het is echter niet eenvoudig om aan te tonen dat u zelf niet aansprakelijk bent voor de brand. De\u00a0<strong>verzekeringsexpert of brandweer<\/strong>\u00a0kan daarbij helpen.<\/p><p>In het tweede geval gaat de wet er automatisch van uit dat de huurder aansprakelijk is. Maar ook huurders kunnen ontsnappen aan die aansprakelijkheid, door:<\/p><ul><li class=\"even\">Overmacht (bv. blikseminslag)<\/li><li>Een fout van een derde<\/li><li class=\"even\">Een woning in slechte staat<\/li><\/ul><div><h3><span style=\"color: #ee2e24;\"><strong>Brandverzekering en aansprakelijkheid<\/strong><\/span><\/h3><p>Een goede\u00a0<strong>brandverzekering<\/strong>\u00a0maakt van aansprakelijkheid niet langer een zorg.<\/p><p>In Belgi\u00eb is een brandverzekering\u00a0<strong>niet verplicht<\/strong>, maar zou ze dat eigenlijk wel moeten zijn.\u00a0Geen brandverzekering?
